KanAm Grund Institutional Kapitalverwaltungsgesellschaft has been a preferred independent partner for institutional real estate investors since 2003.

In close cooperation with our investors, we conceptualize and create tailor-made, specialized real estate funds. Our extensive network guarantees us the exceptional market access this requires. We evaluate locations and properties using special scoring models developed by our in-house research department.

Depending on the investor’s requirements, we invest in office, hotel, retail, and logistics properties in the Core, Core Plus, Value Add and Development risk categories in Germany, Europe and North America. We can act and decide independently, which gives us the ability to offer our investors alternatives, as well as the flexibility to respond quickly. Many of our institutional investors appreciate our conscientious and timely approach to investing their capital. Our services also include dependable reporting – such as annual, quarterly and monthly reports, flexible interim fine-tuning, detailed property analyses, and long-term cash flow calculations – during all phases of our collaboration.

Sustainability is another aspect firmly anchored in our company strategy. We continuously develop our portfolios with an eye toward improving energy efficiency and adding value.


Decision-Making With Our Proprietary Scoring Models

Many of the real estate markets and segments are currently experiencing positive growth. However, some regions and cities have better prospects than others, and those differences can have a significant impact on your investment results. This is why we place a high importance on solid analyses and proprietary models that set standards in the industry.

What are the opportunities and risks that shape the international real estate markets? What are the market cycles, expected returns, and potential added value? When is the perfect time to sell a property? These questions can be answered using the dual C-Score Model, developed by our research department, specifically with our focus markets in mind. This model is based on scientifically determined and accepted data about population and economic growth, innovative strength, quality of life, environmental strategy, tourism, infrastructure and real estate markets from 43 countries.

In 2017, we developed a special model for the particularities of the German market: the G-Score Model. This model analyzes 55 German cities based on 2,200 pieces of economic, locational and real estate data. It enables us to determine how attractive these cities are for real estate investors – irrespective of whether they are investing in office buildings, retail properties, hotels or residential buildings.
